Deep Retrofit Upgrades

INTRODUCTION


A comprehensive deep retrofit project delivered by TF Energy Ltd for Camden Council, funded through SHDF. This £27,587.00 project transformed a cold, damp flat into a comfortable, energy-efficient home, improving the EPC rating from D to B. The works included internal wall insulation, secondary glazing for 14 windows, ventilation upgrades, and heating system improvements, all completed within a 4-week timeframe by July 2025. The resident, who previously struggled with extreme cold regardless of heating duration and  moisture build-up in multiple rooms, reported being "extremely impressed with the results" and expressed special thanks to TF Energy for making her home warmer.

Property Challenges

The flat suffered from poor thermal comfort, with the resident reporting extreme cold despite continuous heating. Moisture build-up in the lounge and front bedroom indicated potential mould growth if left untreated.

Logistical Constraints

Located near Finchley Road station with

extremely limited parking, requiring careful scheduling of deliveries,

waste removal, and engineer access to

minimise disruption.

Structural Issues

Lounge chimney stack showed high moisture levels (20%), bedroom 2

suffered significant water ingress on an internal party wall, and basement

hallway walls were visibly damp, complicating insulation installation.

System Upgrades

Installed new K2 radiators with TRVs, performed powerflush and system

balancing to improve circulation despite existing boiler limitations.

The comprehensive retrofit successfully addressed all identified issues, resulting in a significantly improved living environment. The property now benefits from enhanced thermal performance through internal wall insulation and secondary glazing, while ventilation upgrades ensure proper air

circulation to prevent future moisture problems.


Despite challenges including limited access, extensive enabling works, and pre-existing damp issues, TF Energy delivered a solution that transformed the resident's experience of their home. The improved EPC rating from D to B demonstrates the substantial energy efficiency gains achieved, which will deliver ongoing benefits through reduced energy consumption and improved comfort.
