Commercial MEES Compliance

Since April 2023, commercial properties rated F or G can no longer be legally leased. By 2028, all must achieve at least a C rating, rising to a B by 2030.

Understanding MEES

The UK Government’s “Minimum Energy Efficiency Standard” (MEES), sets legal requirements for the energy performance of rented commercial properties. These rules are designed to reduce carbon

emissions, cut energy waste, and improve the sustainability of the nation’s commercial building stock.


Why it matters
Since April 2023, it has been unlawful to continue letting a commercial property with an Energy Performance Certificate (EPC) rating of F or G. From April 2028, leased commercial buildings are expected to reach a minimum rating of C, rising to a B by 2030 and failure to comply could result in fines, loss of rental income, and devaluation of the asset.
